· 1,000 sq foot plus
· 2 bedrooms
· brownstone, townhouse, or pre-war loft
· original wood floors
· 12-foot-plus ceilings
· Manhattan: West Village, Tribeca, NoHo, Flatiron, Upper West Side
· Brooklyn: Carroll Gardens, Park Slope, Dumbo, Prospect Heights, Fort Greene
